About Gulf Stream
Gulf Stream is beautiful beaches in a very private, very reserved community. Decades back, the old guard Fortune 500 CEO’s came to the town and built a few private golf clubs. Today the conclave inside of Delray's north side is just as serene and exclusive. Shopping and nightlife are all south to Atlantic Avenue or over the causeways to Route 1.
Insight: there is limited real estate available at any time in Gulf Stream. The newest residential building is 4001 N. Ocean which was built a handful of years back. There are a series of others that are being updated to meet the demand. And along the Intracoastal Waterway, there are homes just north of the George Bush causeway. One steady activity is focused on oceanfront homes being renovated or new mansions being built on $10m+ ocean lots.

About Rating: Gulf Stream beaches are beautiful and deserve a 5 Star rating if you live in an oceanfront mansion or at the lovely 4001 N. Ocean. However, it is a very private, reserved town. The conclave has a small public beach at Gulf Stream Park at 4489 N. Ocean.

Waterfront Rating Overall: Gulf Stream is a small private community made up of 5 Star mansions on the ocean and a small stretch of Intracoastal Waterway, complemented with tasteful condo buildings overlooking the Atlantic.
Oceanfront: there is only a small number of beachfront estates, on at any point, ranging from $10m to $20m+. Select older ones are providing the opportunity for knock-down or renovation into world-class homes on the beautiful Gulf Stream beaches.
Intracoastal: just North of Delray’s George Bush causeway is a small stretch of large lot, stately homes on the Intracoastal. $5m to $12m+.
Our Favorite: the newest condo building done in Gulf Stream is 4001 N. Ocean. All the units are large, tastefully done, with a beautiful pool promenade extending out to the beach. Usually, no more than 1-2 units are on the market with very positive demand coming from Palm Beach and Delray inclined buyers. This includes the gem, ground level, extended patio unit that faces the South.
