About Palm Beach
Palm Beach Island. It is the Grand Dame in South Florida, with a rich heritage that goes back to the Flagler's who founded this jewel and then the Kennedy’s and so many other famous people who followed. There is no other place in The Sunshine State quite like Palm Beach Island.
The beaches are beautiful and they are lined with older, oversized estates. Then there is more...Worth Avenue, The Breakers Hotel and a cluster of curated icon resorts that are established standouts. And of course, there is Mar-a-Lago and its role as the Winter White House.
The homes are palatial, refined, opulent, and sophisticated in their own way. They are the highest priced residences overall in South Florida. A two-bedroom, with an indirect ocean view (maybe), in an older building, with some updating, could easily be $2m+. An entry-level home could be $6m to $8m+. And, if water views are what's desired, then the residence could be $10m to $30m+.
5 Star Insight: On the ocean, in a home or updated condo, it will be best in class, and at a premium. Shift to a west-facing Intracoastal Waterway location or views and the price moves to a lower tier…yet it can be more interesting watching the world of boats and yachts go by.....buyer's choice. Move just off the main avenues or a few blocks off the water and the price point will be lower again.
A bit too pricey? You can go to a younger, more vibrant lifestyle in West Palm Beach on Flagler Drive on the water. Or you can go to South Palm Beach, below Sloane’s Curve, where you will find 40+ condo buildings, and many thousands of units, built on the beach or Intracoastal, largely in the ’70s and ’80s. These can be nice to lovely if updated, between $500k to $2.5m+ (but watch-out for assessments & aggressive monthly fees).
There you go…so many ways to find your paradise in Palm Beach.
About Rating: Palm Beach Island’s beaches are very good and are adorned with the most expensive homes or vintage hotels/condos in South Florida. Some are beautiful and some are nice but short on width. However, there are spots in PB and South Palm Beach that get a 5 Star rating. Our favs: lunch at the beach at The 4 Seasons Hotel, plus the select condos with wide beaches and pools (some with $100k+ cabanas), just south of Sloane’s Curve.
Waterfront Rating Overall: It is an island with many options that are good to great! Choose your water…ocean or Intracoastal and in some cases both (bring your wallet!).
Oceanfront: The bulk of the beaches are via the grand mansions that PB is known for ($10m to $20m+). Then there are older yet updated condo/coop options that are on or across the street from the water. A diagonal view could be $1m+ and direct ocean $2m+ based on the building and level of updating. The draw is Palm Beach, Worth Ave, the Breakers and Mar-a-Lago and the elegance of it all.
Intracoastal: a well-kept secret could be the West exposure of ICW condos for interesting viewing and sunsets…and a significant $$ reduction versus the ocean side.
Other: South of Mar-a-Lago, heading south on Ocean Blvd, there is a different market for oceanfront. Here you will find fair to very good condo options (40+ buildings & many 1000’s of units) from $500k and up. You can find beautiful oceanfront or Intracoastal views and even poolside cabanas in some cases.
